Housing Starts

A monthly government statistic counting the number of new residential construction projects on which ground has been broken during the reported period.

A housing start is officially recorded the moment excavation begins for a new home's foundation — not when planning begins, not when it is finished. The data is released monthly and is typically broken down by structure type: single-family homes and buildings with multiple units (like apartment complexes) are reported separately, because they behave very differently over the economic cycle. Historically, single-family starts are more sensitive to mortgage rates and consumer confidence, while multifamily construction can be driven by rental demand and developer financing conditions.

Economists and traders typically treat housing starts as a leading indicator — a signal that tends to move ahead of broader economic shifts. Building a home requires lumber, concrete, wiring, plumbing, appliances, and labor, so a rise in starts ripples through multiple industries over the months that follow. Conversely, a sharp drop in starts has historically foreshadowed broader slowdowns in construction employment and related sectors.

One important mechanical caveat: housing starts are reported at a seasonally adjusted annual rate, often abbreviated SAAR. That means the raw monthly count is mathematically extrapolated to estimate what the pace would be if it continued for a full year, and adjusted to smooth out weather-driven seasonal patterns. Suppose 120,000 homes broke ground in January — after seasonal adjustment, that might be reported as 1.4 million units annualized. Comparing the raw monthly count to the SAAR figure is a common source of confusion. The building permits release, which covers construction intent before a shovel hits the ground, is often read alongside starts.
